That&#039;s one reason that the Flat Tax and/or Consumption tax ideas haven&#039;t gone anyplace.

On the flip side, you&#039;ll find Realtors generally leading the charge for School Tax increases.  They&#039;ll tell you that &quot;better schools&quot; increase housing values.

It&#039;s half-true.  What they DON&#039;T tell you is that higher taxes erode housing value on a discounted-present-value basis.]]></description>
